Albany Lettings approaches 1,000 properties with LinnMac acquisition
Edinburgh-based Albany Lettings has acquired LinnMac Property and Investment Letting for an undisclosed sum, strengthening Albany’s presence across the capital’s lettings market.
The acquisition increases the number of properties under Albany Lettings’ management by 291 to 939 and expands the operational team supporting inspections, maintenance coordination, compliance tracking and tenant communication.
Albany Lettings has worked closely with the LinnMac team to ensure a structured and carefully managed handover, with a focus on maintaining continuity for both landlords and tenants.
A key part of that continuity is the addition of Angie McIntosh, senior property manager to the Albany Lettings team. Ms McIntosh is joining Albany from LinnMac bringing detailed knowledge of the properties, landlords and tenants she has been working with, to support a smooth transition.
Michael Mairs, head of business – Scotland at Albany Lettings, said: “This acquisition is about strengthening the way properties are managed across Edinburgh.
“Our focus is on making sure that, as portfolios transfer across, nothing is lost in the detail. Management continues as expected, communication remains clear, and issues are followed through properly.
“Bringing Angie into the team is an important part of that. Her knowledge of the properties and the people involved helps ensure continuity from day one.”
For landlords and tenants affected by the transition, Albany Lettings has confirmed that:
- Day-to-day management continues as normal
- There is no change to tenancy agreements or rent arrangements
- Maintenance and property issues will continue to be managed as expected
- Points of contact will be clearly communicated throughout the transition
Albany Lettings stated that its priority through the transition is to maintain consistency in how properties are managed, while ensuring landlords and tenants experience clear and reliable communication.
LinnMac Property was established in 2013 by Mr Mairs and Stephen Macpherson, operating from its office on Tarvit Street in Edinburgh. The business grew steadily from an initial small portfolio, taking on its first full-time team member in 2015 and building to a team of three by 2017. Since 2020, the business has been led by Mr Mairs, continuing to grow organically while maintaining a focused, hands-on approach to property management.
