The Younger Building is centrally located at Redheughs Avenue in South Gyle adjacent to Edinburgh Park and offers up to 89,863 sq ft (8,348.5 sq m) with an exceptional 295 car parking spaces and space to accommodate over 1,100 employees.

Its stone and glass façade incorporates a three-storey entrance atrium, and two wings offering efficient and flexible space each featuring a central atrium.

The building is available with the benefit of a fully costed and programmed refurbishment package, which will allow an occupier to influence the ‘look and feel’ of the property and ensure that it fits their operational approach.

The refurbishment will include shower, changing and locker facilities to encourage exercise and low impact commuting, and a range of possible space configurations to promote collaborative working.

James Thomson of joint letting agents Cushman & Wakefield, said: “With the city centre bereft of new space and little development underway, the availability of The Younger Building is an exciting opportunity for one or more progressive companies to occupy a very efficient and flexible building which can be tailored to match their work practices.”

Ben Reed of joint letting agents JLL, added: “The ability to occupy a building which is so well connected to Edinburgh city centre, the airport, and the wider central belt is a rarity in the city at present, and to do so at a substantial discount to city centre occupation costs makes a compelling case for businesses to consider The Younger Building as an option.”
