Since the Group’s acquisition of the 440,000 sq ft centre in March 2023, Overgate has seen a significant surge in activity. The year 2025 ended with ten new store lettings, five lease renewals, and major store refreshes, resulting in a reported sales uplift of over 30% an occupancy rate of 90%.

Central to this revitalisation was the June opening of the 60,000 sq ft FRASERS flagship. One of the largest fit-outs in the city’s history, the three-floor store created over 80 jobs and houses Sports Direct, USC, and GAME. This arrival was complemented in December by a new 5,000 sq ft FLANNELS store, bringing luxury brands to the region and underscoring the centre’s aspirational appeal.

The fashion and lifestyle offering was further bolstered throughout the year. Heritage brand Clarks and European fashion giant Mango opened in late spring, with the latter introducing its Mediterranean-inspired ‘New Med’ concept to the region. Momentum continued into autumn with new units for Clintons and the personalised jewellery brand Nomination. Additional openings included Menkind, Bee Inspired, and Oud Studio.

Existing tenants also demonstrated confidence in the centre through significant investment. Superdrug expanded its footprint by over 35% to introduce new beauty and healthcare services, while Next and Holland & Barrett completed comprehensive refurbishments. Primark also upgraded its services, adding Click & Collect facilities.

Beyond commercial success, Overgate achieved recognition for environmental stewardship, winning two International Green Apple Environment Awards. The centre also maintained its community focus, raising over £10,000 for the Help for Kids charity through its Christmas Toy Appeal and providing a free Santa’s Grotto for local families.
