Knight will transform a 2-acre self-contained site close to the existing Phase One development to create a brand new 23,980 sq ft industrial warehouse facility, which has the potential to cater for a variety of different businesses and create dozens of jobs for the local area.

The brand new property will be developed on a speculative basis and will provide a flexible high-quality industrial warehouse, with 1,980 sq ft of office space, 10m eaves height, air conditioning to the offices and two electrically operated roller shutter doors. With a target EPC rating of ‘A’, it will be a steel portal frame construction and feature high performance cladding.

There will be 20 car parking spaces including access and facilities for disabled people plus electric car charging points. There will also be an extensive concrete yard, extending to 35,585 sq ft.

The construction process is scheduled to commence in summer 2021 and is likely to take circa six months to complete.

Howard Crawshaw, managing director of Knight Property Group, said: “We are committed to further investment at Langlands and our proposals have been carefully considered and set against the backdrop of increased interest and positivity in the Scottish industrial, distribution and logistics market over the past year, particularly in the central belt.

“The success of our recently completed Phase One development, with recent lettings has provided confidence for us to develop further on a speculative basis. Upon completion, the development has the potential to provide local job opportunities.”

Alan Gilkison, partner at letting agent Ryden, added: “There is currently a lack of quality new stock in the central belt at the present time and Langlands offers a fantastic strategic location, with excellent connectivity and communication links. Knight is renowned for developing high quality industrial space and we anticipate strong demand for this new warehouse from a range of occupiers.”

Langlands Commercial Park is located within the well-established Kelvin South and Langlands industrial areas of East Kilbride, adjacent to Sainsbury’s logistics facility.

The site is prominently situated with excellent frontage to the A726 Strathaven Road, linking to the town centre and Hurlawcrook Road and has excellent connectivity to Scotland’s main motorway network serving central Scotland and beyond.

Ryden is agent for Knight Property Group at Langlands Commercial Park. The architect is Space Solutions.
