Pluto Finance grows Scottish lending book to £374m

Pluto Finance has completed three loans to fund the delivery of 184 new homes across Edinburgh, in a further step expanding the specialist lender’s presence in Scotland.

The projects, located at York Lane, Cammo and Slateford, are being delivered by experienced developers and, Pluto said, meet the highest build quality, design and environmental standards.

The completions come as the lender continues to scale its Scottish operations. Since opening its Scottish office last year, Pluto’s pipeline has grown to £374 million of new lending, supporting 1,824 homes.

The firm also pointed to its revolving credit facility, launched in April, which is designed to help established SME housebuilders scale delivery without fully funding each development site upfront. The facility is available to firms delivering 50 or more homes per year across multiple sites, with funding ranging from £10m to £75m.

Justin Faiz, CEO and co‑founder of Pluto Finance, said the latest transactions demonstrate the value of flexible private capital in tackling Scotland’s housing shortage.

He added: “Together they help bring forward high‑quality new homes, support SME housebuilders, and make very meaningful contributions to local communities.”
