Aberdeen Investments bets on Japan’s nomad visa boom in six-property Tokyo deal

Aberdeen Investments have announced the acquisition of six modern residential properties in central Tokyo in partnership with Weave Living.
The asset manager teamed up with the Asia-Pacific rental accommodation provider to expand its Japanese real estate footprint betting on the country’s digital nomad visa to attract a growing wave of foreign professionals.
The latest acquisitions bring Aberdeen’s position in Japan’s living sector close to $1bn. During 2025, the firm acquired three individual residential assets alongside a portfolio of 29 residential properties. As of the end of June 2026, Aberdeen’s Japan living portfolio comprises 57 properties with a total valuation of approximately $920 million (£710m).
Secured off-market through Weave Living’s pipeline, the newly acquired assets comprise 275 residential units located in central Tokyo. All six properties were completed between 2023 and 2026 and are located within a 10-minute walk of the nearest railway station.
To optimise net operating income, five assets will operate as furnished flexible rental apartments managed under Weave Living’s, Weave Place brand, while the remaining asset will continue to operate as a traditional built-to-rent residential property.
The move comes amid robust market fundamentals. In the first quarter of 2026, Tokyo’s central five wards saw average occupancy rates hit 96.4%, with rents rising 4.1% year-on-year driven by acute housing undersupply, high construction costs, and inward migration.
Harumi Kadono, head of Japan real estate at Aberdeen Investments, said: “These transactions reflect our long-term commitment to growing our real estate presence in Japan. We remain highly constructive on the outlook for Japan’s residential market, particularly in Tokyo, where strong rental demand, constrained supply and supportive demographic trends continue to underpin resilient fundamentals.
“We see significant potential in Japan’s residential sector, particularly for properties adopting furnished flexible rental models. Demand is being supported by a growing population of foreign professionals, aided by initiatives such as Japan’s digital nomad visa programme and the continued expansion of coworking infrastructure.
“At the same time, the number of international students and short and medium term stayers both for business and leisure purposes coming to Tokyo has increased substantially over the past three years and is expected to continue growing. These trends are creating strong demand for flexible living solutions that offer convenience for tenants. Partnering with Weave Living gives us an experienced manager on the ground in Tokyo and allows us to meet that demand with a genuinely differentiated rental product.”
Sachin Doshi, founder and group CEO at Weave Living added: “As part of the accelerated growth of our integrated living sector focused funds management business in Japan and across Asia-Pacific, we are delighted to announce this venture with Aberdeen Investments.”
