AM Alpha’s newly refurbished landmark office development, 200 Broomielaw, has officially been launched on the Glasgow city centre market.

Positioned uniquely in the heart of the city, the property sits adjacent to numerous amenities and transport links while also providing views of the River Clyde waterfront.

The development is set in a region that has seen extensive regeneration, punctuated by the recently completed Buchanan Wharf development just across from 200 Broomielaw. This area’s growth promises a vibrant commercial district, further amplifying the appeal of the building.

AM Alpha’s multimillion-pound renovation has culminated in the creation of 80,000 sq ft of Grade A office space distributed across nine levels. Each floor ranges from 8,665 to 9,041 sq ft, offering large, adaptable spaces. The 7th floor features a private terrace with views of the River Clyde. All floors and communal spaces have undergone refurbishment, with a new centrally located entrance, reception area, waiting space, business lounge, and a dedicated concierge service.

The building has attained an EPC A rating and BREEAM ‘excellent’ classification. It operates solely on 100% renewable energy and incorporates several sustainable features, such as efficient M&E services, electric vehicle charging points, and intelligent LED lighting. Facilities encouraging active commuting have also been integrated, earning the property a Platinum CycleScore Certification. A wellness suite equipped with a yoga studio and gym-style changing rooms is available in the basement for the wellbeing of occupants.

The scheme was designed by Michael Laird Architects and built by contractor by Clark Contracts. It is being marketed by joint letting agents JLL and Adapt Commercial Property.

Alex Mackay from JLL said: “200 Broomielaw is one of Glasgow’s greenest buildings, helping occupiers to benefit from lower running costs and meet future sustainability targets.

“There is a real buzz to the area along the riverfront and as businesses continue to return to the office, we have seen an increase in demand from occupiers seeking high quality space which they can use to encourage their staff back to the office – 200 Broomielaw certainly meets those requirements.”

Fergus Maclennan from Adapt Commercial Property added: “200 Broomielaw has delivered what forward thinking office occupiers are seeking.

“Not only is it located in one of the fastest growing commercial districts in Glasgow, but it also has market-leading environmental credentials, making it one of the best office buildings in the city.

“It will provide much needed Grade A office space now it is available.”
