The Livingston Trade Park, jointly represented by real estate firms JLL and Colliers, has achieved full occupancy with the addition of YESSS Electrical as the final tenant.

Northwood Urban Logistics, the owner of the 40,274 sq ft estate, has let all its units to various tenants including City Plumbing, Window & Door company, Johnsons 1871.

The trade park stands out due to its sustainability features. These include a design that minimises air leakage, provision of two electric vehicle charging points per unit, use of high-performance insulated cladding and roofing materials, and the installation of 15% warehouse roof lights to increase natural lighting. It also provides cycle parking facilities.

Located on Houstoun Road, within the established Houstoun Industrial Estate and adjacent to J3 of the M8 motorway, the site is ideally situated. It’s only 15 miles west of Edinburgh and 33 miles east of Glasgow, making it an appealing option for firms seeking a location close to these Scottish business hubs.

Rhys Davies, associate director at JLL, said: “Livingston Trade Park is a good example of success story for high quality, sustainable focussed industrial development.

“The lack of good quality options in the market has made the estate stick out as a strong option for occupiers seeking more efficient premises in a more sustainable portfolio.”

Lewis Pentland, director at Colliers, added: “We’re pleased to have acted for Northwood and to have brought Livingston Trade Park to 100% occupancy.

“This strong take up reflects the demand from a diverse range of occupiers, for efficient and high-quality units with strong sustainability credentials.”
