Five extension design mistakes that could cost Scottish homeowners thousands
Michael Holmes
With more homeowners across Scotland choosing to extend rather than move, property experts are warning that poor design decisions can turn a dream renovation into an expensive mistake.
The issue will be explored at the Scottish Homebuilding & Renovating Show, returning to the SEC, Glasgow on 9–10 May 2026 where experts will share advice on how to design extensions that improve both space and value.

Property expert Michael Holmes, who will be speaking at the show, says many homeowners focus on adding space without thinking about how the extension will function.
Holmes said: “Many people commit to layouts, heating systems or contractors too early and only discover the consequences later when costs rise or comfort is poor. Good, well-informed decisions at the start, based on research or expert advice, can save tens of thousands of pounds and dramatically improve how a home performs.”
Five extension mistakes homeowners should avoid:
1. Designing the extension in isolation
New spaces should work seamlessly with the existing house rather than feeling like an add-on.
2. Forgetting about natural light
Extensions that rely solely on artificial lighting can feel dark and disconnected from the rest of the home.
3. Ignoring how the space will be used
Successful extensions consider everyday living patterns, not just additional square footage.
4. Poor connection with outdoor space
Extensions that fail to link properly with gardens or outdoor areas miss opportunities to improve lifestyle and flow.
5. Underestimating planning and design
Professional design advice early in the project can help avoid costly structural changes later.
Visitors attending the show will be able to hear directly from architects, designers and renovation specialists about how to plan successful home improvements.
The Scottish Homebuilding & Renovating Show features more than 140 exhibitors, alongside free seminars, masterclasses and one-to-one consultations with architects, builders and planning experts.
With rising moving costs and continued demand for larger living spaces, many homeowners are choosing to improve their existing homes rather than relocate.
The Scottish Homebuilding & Renovating Show takes place at the SEC, Glasgow on 9–10 May 2026.
