Glasgow’s Cadworks fully let as Fore Partnership signs up Softcat

Cadworks, Glasgow

Real estate investment firm FORE Partnership, has announced that IT infrastructure and services provider Softcat, has taken the last remaining floor at Cadworks, Glasgow City Centre, on a 10-year lease.

This milestone deal for 10,160 sq ft on the fourth floor means that Scotland’s most innovative office development, as awarded by the British Council for Offices, is now fully let.

Softcat will relocate from its current Nelson Mandela Place office, expanding into its new space at Scotland’s most sustainable office building in late summer 2026, joining existing occupiers TLT, OVO, SThree, Savills, Barnett Waddingham and RBC Brewin Dolphin.

Cadworks, which comprises 95,000 sq ft of Grade A space, is recognised as one of the country’s greenest office developments.

It features Scotland’s first cycle-in access ramp, anti-viral air purifying paint, extensive storage for bicycles, parking for electric vehicles only, a gym and fitness room, and has formed innovative partnerships with grassroots community organisations.

The building also features a vibrant ‘Urban Village Hall’ event space on the ground floor, which, along with the entrance foyer, has recently been remodelled to create highly contemporary, even more flexible space.

Basil Demeroutis, managing partner, FORE Partnership, said: “I am delighted to announce that Cadworks is now fully let with Softcat joining our tenant community.

“The redesign of our foyer and Urban Village Hall has delivered an outstanding entrance that offers a superb first impression to the building, and which is attracting top-tier businesses such as Softcat, which needs a workspace that matches its vision and trajectory.”

Matt Newton, Softcat’s head of property & workplace, said: “Our new Glasgow office marks a significant step in our workplace strategy, increasing our footprint to more than 10,000 square feet.

“This reflects our drive for consistent, future-focused spaces that encourage collaboration and growth. Our ambition is to position our teams within environmentally responsible buildings and Cadworks aligns strongly with that vision; providing a workspace that not only meets high environmental standards but also supports the wellbeing and productivity of our people.”

FORE Partnership was represented in the deal initially by Avison Young and then Newmark, whilst Softcat was represented by Ryden. Savills and Ryden are also appointed as letting agents.
