Much-needed Grade A central Glasgow office space completed

Up to 22,000 sq. ft. of Grade A office space is now available in the heart of Glasgow’s central business district following completion of a comprehensive refurbishment.

The works to renovate the building at 241/3 West George Street were carried out by property developer City Site Jersey Ltd, which acquired the property in early 2016.

The entire building is available to let and the modern open plan floor plates can accommodate requirements ranging from 3,600 sq. ft. upwards.

City Site Jersey Ltd has put the needs of the modern occupier first when carrying out the redevelopment with a leased fibre line installed enabling swift data connectivity for tenants plus shower facilities and cycle racks have been provided in the basement.

GVA, which is acting as joint letting agents with Ryden, anticipate the new, high-quality stock will be a welcome addition given the current lack of Grade A office space in the city centre. With only pockets of new build Grade A space available totalling circa 30,000 sq ft, occupiers will be forced to look at alternative refurbishment schemes such as 241/3 West George Street in order to satisfy their requirements.

Michael Facenna, associate director for GVA in Glasgow, said: “The refurbishment works have been completed to a high specification and the property offers competitively priced, first-class office space in a prime city centre location. There have been positive levels of initial interest and, considering the well-documented lack of Grade A availability in the city centre and the quality of the refurbishment, we expect the property to attract further attention from a range of potential occupiers.”

Jim McCain of owners City Site Jersey Ltd added: “241/3 West George Street is located in the heart of the Central Business District within minutes of the M8, Buchanan Bus Station, Glasgow Central and Queen Street train stations and a host of city centre amenities. We’re able to offer flexible lease lengths with the provision of a dedicated high speed fibre connection whilst still providing Grade A air conditioned space all of which we regard as fundamental to businesses operating in the modern fast paced 24/7 world which we now all live in.”

Interested parties should contact Michael Facenna at GVA or Ken McInnes at Ryden.
