Property experts team up to launch commercial management firm

A trio of figures in Scotland’s property sector have joined forces to launch a new commercial property management business.
TMB Commercial Property Management has been founded by Michael Martin and Marc Taylor, co-directors of residential factor Taylor & Martin, alongside commercial property consultant Gregor Brown, founder of GM Brown.
The Glasgow-based firm will focus on retail, office, industrial and business park assets across Scotland, positioning itself as a relationship-led, hands-on alternative to the larger players and smaller operators that currently dominate the market.
The launch comes as commercial landlords face continued pressure on yields, occupancy and asset performance, increasing scrutiny on how properties are managed.
The new business blends complementary expertise. Mr Taylor and Mr Martin bring long-standing experience in residential letting, factoring and development, with 17,000 properties under management across Scotland, while Mr Brown is widely regarded as one of the best-connected figures in Scottish commercial property, with a background in sales, leasing and consultancy.
“We felt there was space for a senior, well-resourced team that delivers top-class service without unnecessary layers,” said Mr Martin.
“Marc and I have known Gregor for a long time and no one knows commercial property better. Once we started pushing at the door of turning this business from an idea into a reality, it made too much sense not to do it. Between us we have significant experience in the market and we’re excited to build this business.”
Mr Brown added: “Commercial property is not one-size-fits-all. For many owners, these assets represent their pension or primary income. They want to know they are well looked after and proactively managed.
“There are landlords who are self-managing because they’ve been disappointed in the past. There are others who simply want a trusted partner to take care of it properly. We believe there is strong demand for that.”
The business launches with an established book of commercial management instructions already migrating across from Taylor & Martin, covering a broad mix of retail, industrial and office assets.
Supporting the founding team are finance director Paul Clifford, who brings significant commercial property finance experience for firms including BDO ESR Europe and London & Scottish Investments, and senior property manager Gary Macdonald, formerly of Speirs Gumley.
As well as his role at Taylor & Martin, Mr Taylor is a director at Kelvin Properties and Nevis Properties, a fast-growing development and investment businesses, and founder of Tay Letting, which was recently acquired by a private equity backed group.
Mr Taylor added: “We are not looking to take on excessive volume. The priority is to resource the business properly and grow in a way that protects service quality, just as we have done with Taylor & Martin.
“The Scottish commercial property management market presents significant opportunities, and our ambition is to build something sustainable by delivering well, building strong relationships, and growing through trust and referrals.”
