AI-powered marketing predicted to transform house sales in 2024

In a bold move set to redefine the landscape of Scotland’s property industry, Angela Wallace, the centre and operations manager at Tayside Property Solicitors Centre (TSPC), anticipates a pivotal role for AI in house sales throughout 2024.

A digitised strategy, known as proptech, embraces the use of technology for marketing and is becoming an increasingly essential part of the property industry. The proptech sector is worth £14 billion and is predicted to rise to £71bn in 2023. With the addition of AI, it takes searching for, marketing and finding property to a whole new level. 

Ms Wallace believes the next 12 months will be transformational for TSPC users, whether buying or selling a home, with state-of-the-art selling tools that include an cgi, digital enhanced images and an AI-powered ‘virtual assistant’ that creates a bespoke portfolio of properties for prospective buyers whilst they are offline.



This coupled with the introduction of QR codes on for sale signs and a new ‘one-stop shop’ TSPC app that is currently under development, is part of the firm’s digital innovation strategy.

“The psychology behind how we shop now is based on speed, imagery and ease of transaction, even for your largest assets,” said Mrs Wallace. “We already have the highest number of properties listed for sale on our portal, but we want to offer more for our consumers.”

Mrs Wallace continued: “When house hunters arrive at our site, we give them what they need, efficiency, visuals and ease of travel through the site through clear signposting and messaging. Our new strapline is ‘more’ and we want to make that a living testament to our offering. We offer more expertise, market more properties and give more choice. We do more, so consumers can do less. That’s a big message from us and proptech plays a pivotal role in that.

“We are redeveloping our website in 2024 and when it’s fully functional there will be AI available to learn buyer habits, needs and variables. It will engage with you to alert you to new properties and will even make suggestions for properties not within your initial search area but that fulfil everything else you desire – giving you that all important Location, Location, Location decision. Prospective buyers can get on with their day while AI searches for options to present when you next log in. 

“We know that some agents are using AI to help them devise property schedules, and, from someone who has been in the industry as long as I have, it shows how much technology is transforming the industry. At TSPC we must move at pace to keep our technology advanced so that our Solicitor Agents can be satisfied that their marketing is second to none.”

Mrs Wallace has over two decades of experience within the property sector, having worked previously for Purple Bricks and Connells and she has witnessed a seismic change within the industry in that time.

She began working for TSPC, an organisation comprising 28 local solicitor estate agents within the Tayside region, six months ago and believes the innovative changes to TSPC’s technology are being built on solid foundations of an organisation that has been operating in the area for over 50 years.

A new one-stop app that will allow property buyers and sellers to store all their legal and insurance documents is in the pipeline to be developed by Dundee-based creative agency ALTAR Group.

She added: “We are using the specialist knowledge of the team at ALTAR Group to develop the app and when it is completed, it will be an industry game changer. 

“Although we must keep our innovation under our hats for the moment, rest assured, with Dundee being a hotbed for computer and digital development we will be utilising every creative and technical advancement to the advantage of our users. 

“We want to give everyone more – more expertise and more choice to make it easier for them to do less when they are buying or selling a property. This is a big investment, not only to TSPC as an organisation, but to the property market in this area.

“We believe TSPC is at the heart of that. We have historic data and stats on properties that no other organisation can offer in this area and we know that 92% of people who buy in this area are also selling in this area.

“We have the history behind us to offer people the right advice and stats to help them make a very considered decision over their property move and I’m very excited about what is coming next in 2024.”
