Sweeney Hotels expands highland presence with second Aviemore aparthotel

Sweeney Hotels has opened its second Highland aparthotel, Sweeney Aviemore Two, following an extensive transformation of the former Park Guest House.
The £450,000 refurbishment has introduced high-end design features, smart technology, and an unwavering commitment to comfort and function, all thoughtfully curated by the Sweeney Group in-house design team.
The new 16-bedroom aparthotel provides a stylish and welcoming base for those looking to explore the majestic Cairngorms – the UK’s largest National Park. The property offers a range of rooms, including doubles, premier kings, family rooms, and two larger suites: the Cairngorm Suite (sleeps four) and the Macdui Garden Apartment (sleeps six), complete with private garden.
Sweeney Aviemore Two joins the group’s first Aviemore property, Sweeney Aviemore One, located just along Grampian Road. Acquired in 2023, Sweeney Aviemore One saw a £1 million investment to create a contemporary aparthotel offering, with private balconies on ground-floor rooms, kitchenettes & ensuites, secure bike storage, and a drying room for those enjoying outdoor adventures.
Brothers Martin (44) and Stephen Sweeney (40) led both projects, driven by their fond childhood memories of Aviemore and their vision to elevate the local hospitality offering with high-quality, stylish accommodation. The exterior of Sweeney Aviemore Two features beautiful larch cladding, echoing the design of its sister property, and carries a sentimental family touch – the brand signage bears the signature of their father.
Each bedroom at Sweeney Aviemore Two is individually styled with rich, modern décor and luxurious touches to offer a home-from-home feel. Guests will also enjoy extra function, in room fridges, dresser/work spaces, premium en-suite bathrooms stocked with Molton Brown toiletries, high-speed Wi-Fi, and Smart flat-screen TVs.

In addition to the Aviemore sites, the group also owns Sweeney Hotel Motherwell on Hamilton Road and is currently developing a new flagship hotel on the banks of the River Ness in Inverness, comprising 19 rooms and suites in keeping with the brand’s signature luxury and aesthetic. A key feature of Sweeney Aviemore Two is the addition of Delaneys’ Restaurant, a 40-cover independent eatery operated by local couple Shannen and Martin Delaney.
Delaneys’ offers breakfast, lunch, dinner, and drinks, including takeaway – all available to Sweeney guests as part of an integrated in-house experience.
Sweeney Aviemore One, with 10 rooms ranging from doubles to accessible suites and family rooms, features compact kitchenettes equipped with a fridge and microwave – ideal for guests seeking longer stays with added convenience and flexibility.
