ScotLend raises AVM threshold after securing £20m from Shawbrook

Specialist bridging lender ScotLend has increased its AVM lending limit from 70% to 75% LTV on residential security, following a new £20 million funding facility from Shawbrook.

The updated threshold gives brokers more flexibility on fast-moving or complex cases. It enables ScotLend to make quicker decisions on qualifying deals, especially where a full valuation would normally slow things down.

Director David Travers said: “This facility gives us more capacity and more confidence to support the types of deals brokers are bringing us.



“If a case doesn’t need a full valuation, it shouldn’t be delayed by one. This change is about keeping things practical and focused on getting deals done.”

The partnership marks Shawbrook’s first facility with a lender founded and based in Scotland.

ScotLend, launched in 2024, offers 1st and 2nd charge bridging loans from £30,000 to £2 million across the UK, now including up to 75% LTV on residential security using AVMs.

The lender says the move builds on its broker-first approach, offering clear terms, fast answers, and properly assessed deals.

Mr Travers said: “We’re still the same team with the same straight-talking style. We’ve just got more room to say yes.”
