Tayside house prices climb 6% in Q3

The Tayside property market has remained strong throughout the third quarter of 2025, with average house selling prices across the region reaching £193,600 – a 6% increase year-on-year.
Strong buyer confidence was evident, with the number of homes going under offer climbing by 8%. A total of 639 properties were sold during the period, a 5% rise compared to 2024. The market maintained a brisk pace, with the median time to sell remaining swift at just 23 days.
Regional price variations continue to offer opportunities across different budgets. Brechin remains the most affordable area with an average price of £143,394. In Dundee, prices rose by 10% to an average of £167,719. At the upper end of the market, Broughty Ferry and its surrounding areas commanded the highest prices in the region, with an average selling price of £266,247.
Several towns have emerged as particular hotspots for growth. Brechin experienced a remarkable surge in demand, with sales increasing by over 53% and the average selling price jumping by 32% year-on-year. Kirriemuir also showed continued strength, with prices rising by 20%. Other areas, including Forfar and Monifieth, saw a strong increase in new property listings, up 22% and 17% respectively.
Looking ahead to the autumn, the market outlook remains positive for both buyers and sellers. Gair Couston, chairman of TSPC, said: “It’s encouraging to witness such a strong performance in the third quarter of 2025.
“The data clearly indicates that TSPC maintains its leadership in the Dundee and Angus property markets, offering a high volume of sales and listings, along with the most extensive selection of properties locally.”
